You may be aware of changes to the regulations around Principal Designer responsibilities for projects requiring Building Control approval, it came into force on the 1st of October 2023, here is an explanation of the regulations.
The Building etc (Amendment) (England) Regulations 2023, provide clarity on how the government intends to implement the new regulatory regime introduced under the Building Safety Act 2022, Any project requiring a new Building Regulations application, from domestic house extensions to higher-risk buildings (HRBs), will now require three ‘principal duty holders’ to be appointed: the Principal Designer CDM (pre-construction health & Safety), Principal Designer – Building Regulations (design & contractor competency, developing the ‘Golden Thread’ with the Principal Contractor) and the Principal Contractor.*
Scope Of Our Services
- Prepare, Distribute and Manage F10 Notification.
- Advise on required surveys and required information.
- Identify and share key design hazards.
- Monitor ongoing design activity.
- Carry out competence assessment of Principal Contractor.
- Produce or review the Building Control planning application.
- Attend pre-start meeting/s.
- To liaise directly with the client and keep the client copied into all correspondence.
- Prepare, collate, and distribute PCI document package.
- Produce or carry out review of Construction Phase Plan (CPP).
- Advise on H&S file content.
- Issue final H&S file.
